Post: Local Houston Banks / Credit Unions ??

Does anyone in Houston ( sourrounding areas) know of a good local bank or credit union to start a long term relationship with that does conventional loans for investment SFH? I would prefer if you have/had a loan with them to validate your opinion.
I am just about ready for my 3rd rental property but so far have always banked with a large bank for my personal banking, however they do not do investment loans. I want to move to a bank I can do deals with. After my last property had a falling out with the lender I used to aquire the first 2 rentals, and now am at a loss of were to go.

Get the address and look up the owners on your county tax assessor webpage if they have one just cuase a house is empty doesnt mean its for sale. find out the owners and contact them, read a little on cold calling as it is a hard skill to master. get the property under contract and then do your thing!

I am a firm beleiver in best product best price, find out what other rentals are goin for and make yours slightly better for the same price or slightly less. get a tenant in there who has choices and you will get a much better one. Also, i would recommend you read up in the property management section and learn how to properly screen tenants, among many other things, if you want to rent the property yourself.

Might wanna get a better idea of repairs/ the estimated lifespan of all the expensive items. It would suck to find out water heaters, appliances, pipes, a/c's will be going out in 6 units within a couple years- maybe thats why the owener is selling.
Painting is ok, but make sure they are not painting rotten wood, CC is right next to the ocean and salt water is brutal.
In CC i would definetly check the flood plain and make sure that flooding wont be a issue aswell. Just some thoughts

I love Austin goin to see Doug Stanhope on Fri there. If you find a good company share the name, i have some musician friends in Austin that havent a clue about real estate/protesting their property taxes and it would be nice to give them a good company that will fight their taxes for them so they can spend thier time rockin out!

Eddie strange your taxes went up, my grandfather has a house in houston, and i have one as well. Both of ours properties dropped 4k in value as did most other properties in houston and we didnt even protest. Since you live out of state, i know there are companies that will fight your property value and only collect if they lower it generally 10 % commision. i am sure they can find 3 houses that have sold for less in your area.
