I'm not quitting my job anytime soon, I like it. I want to generate passive income through rental properties and play the long game. Thanks to my in-laws who I bought my home from and their super discount, I have more than enough equity to use as financing on the right deal at the right price. My issue is that due to a high debt to income ratio, I can't get a conventional mortgage. Almost all of it is student loans but that doesn't really matter. Even if I find the right rental deal at the right price, I won't be able to refinance and cash out my HELOC. Doesn't seem good for the long term strategy. My ultimate question as i'm rambling on here is if it's a good idea to look at flipping a couple/few properties in the beginning using my HELOC for purchase and rehab? I would then look to take the net profit after cash out, fees, commissions, taxes, etc. and use it to pay down my debt ultimately bringing me within the conventional lending guidelines. Not that conventional loans are the end all but if you can qualify at a good rate in today's market, your personal finances are probably in good shape. I remember in one of the early BP podcasts, somebody talked about doing something similar when starting out. Maybe it was

@Kenneth B. thanks for explaining and sharing your experience, I appreciate it. I feel like CapEx is definitely one of those things that can easily get overlooked so case in point, have reserves. Got it!

 Mindy thanks for the reply. I feel like you're probably right. With the length of time and changes in the RE industry over the years and the change in state it's most likely a start from scratch scenario. Now I just have to confirm our suspicions and decide if it's worth it or not.  On a side note I was listening to you on the BP podcast earlier today which was very informative and I had a few questions for you when you have some time. Thanks again.

Hey BP Agents/Brokers out there. I'm a licensed agent in the State of Georgia but it has been inactive since 2008. I moved to New York in 2009 but never really had a need to get a NY RE license. Now that i'm starting out investing i'm curious what the process would be to get a NY license through reciprocity and eventually get a broker's license so I don't have to hang my license somewhere. Anyone have experience with this? Thanks in advance for any advice.

I'm just starting out in the REI world in Suffolk County, Long Island, New York and focusing my time and energy on educating myself but I also want to keep moving forward while i'm still learning. I see my focus and strategy in buy and hold multifamily residential ultimately moving into commercial. SO the question is how soon should I be creating an entity, LLC, creating a website, printing up business cards, marketing, etc.?
