I am looking to buy my first home this year and to buy my first income property next year. What are the basics when looking at a property to determine whether it may be good or not? What are the different methods to calculate income and profit? What about lawyers and accountants, are these things to consider on an ongoing basis or as needed? And any other tips to prepare for my first buy.

My credit is not great. As far as a partner I am rather new to the industry, but what do you have in mind?

I am new to the business and over the past few weeks I have been actively seeking properties with seller financing. I have accomplished that goal. My next issue is covering the down payment. What resources are available as far as investors and private lenders? Where do I look to find non-conventional lending? Thanks
