Then on the side you can wholesale deals, flip houses, acquire rentals. 5-10 years down the road, you will probably be ready to pursue real estate full time as an entrepreneur.


 Thank you for the feedback! lol, yes, I am broke which is why the sense of urgency. I'll definitely consider your recommendation of looking into real estate related careers.

If I were in your shoes I'd be looking for a job. Anything that pays equal or better than what you did before. If it's real estate related that's a win-win. It doesn't matter. You can learn, grow, and buy more real estate as the side hustle. That's the grind most people are not willing to endure. You can find/buy/create opportunities on your own time. 

How much equity do you have in the Georgia house? Are you managing from long distance? If it's just one property I'd probably sell it in the spring (if possible) and make Louisville your home base. If that's where you live it's a good mid west market. Lots of neighborhoods with potential from my experience visiting the city. 


 Thank you for the feedback! I've been applying for jobs, but really need a career switch to something I'm passionate I'm about. Me and my siblings inherited the GA house 3 months ago (tenant occupied) which is free/clear. Not sure value yet. Tenants have communicated that they are interested in buying. We have family in GA and the home was my moms project prior to her passing 3mths ago. Not sure about selling... sentimental reasons of course and its cash flowing. Louisville is a good market. Seeking multifamily properties locally also.

You need a profitable side gig or job. Work for a construction company that does houses and learn the bones, assistant to the best realtor in your area, some piece of real estate that you deeply learn while doing your wholesaling plan

USDA does farm loans.

Another Non-W2 I have seen people do is owning a package delivery route and delivery truck. 

Out in the fresh air all day--Big Gulp soda by your side, working alone to make your money--no one to bother you except the traffic.

 I actually love the idea of owning a farm and being a farmer!...however my wife IS 'Lisa Douglas' and may take some advanced negotiation skills, lol. Thank you!...will look into the USDA loans. Never really thought about the delivery idea, but I've heard the pay can be good.

I was laid off from my job.

I'm attracted to wholesaling because I genuinely enjoy helping people, driving for dollars and want to master the art of find and negotiating deals.

...is to be able to support my family financially doing what I love = real estate.

With that said, here is my situation:

Laid off my job two weeks ago
Invested in myself  by completing a 6-mth real estate investing in-person course (Spring 2022)
Been studying REI for about two years now
$15K in reserves + good credit
1 long-term rental in GA (no mortgage + rented)
The thought of getting another W-2 makes me want to vomit
Very interested in wholesaling and buying more rentals
Have kids, wife, mortgage, etc.

QUESTION: Should I work for a local up and coming wholesale company (base pay+commission)  or wholesale independently? 

I've considered getting my real estate license however, the thought of showing people multiple houses and working on the weekend is not very attractive to me.

Just seeking your advice on what path to commit to achieve an active income involving real estate in 2023.

Hello BP Community,

I know who to talk to find homes, however I'm unsure about who to speak to about buying raw land (10+ acres). Are there land realtors, brokers, etc? Seeking land in Kentucky. Any help you can provide would be greatly appreciated.
