Hi Abigail, as @Dan Barli mentioned, the best way to find folks in that area is the member search section on the site. You can reach it by hovering over "NETWORK" and the first option should be "MEMBERS". You can then specify with keywords, filters, etc. where and what you're looking for.

An alternative approach to avoid playing the market down the road (6-12 mos) is to use private lending that's not contingent on a prepayment penalty. You could use private lending for your acquisition+rehab and quite literally turn right back around and put a traditional mortgage (refi) on it. 

So private money funds it (no prepayment penalty is key), you get all your financial ducks in a row needed to reach the final steps of the mortgage process. Once you're done getting the property up to speed, flip the switch from private to mortgaged. If your financials have been thoroughly vetted, this should give you enough back that you can pay off your private lender, keep a bit of cash for yourself, and essentially "refi" the property at any time without restrictions.

As most of others have shared here, allowing tenants to modify the property usually leads to problems down the road. All lease agreements should be worded with "As-is" or "no modifications allowed" to avoid some of these pitfalls.

The other key piece of being a landlord is working on detaching yourself from the emotional aspect of things. That doesn't mean be bad at customer service. It means learn to treat it as a business deal and play it by the rules regardless of how much you may like a person.

It makes everything much easier. It took me a long time to realize this, but once I did my business skyrocketed.

Yeah, I was and still am. I have a full time career in business and technology which is one of my passions. I treat real estate as my vehicle to early retirement and financial freedom. These days my real estate business is doing extremely well with the systems I set up in place and I can still practice one of my passions which is my career. 

Unlike most of my peers though, I will retire when I want to stop working not when I have to stop working. Real estate has enabled me to build that freedom.
