Hello Zach, I am in Tampa Bay as well. What bank did you use? And what other fees or cost associated with the origination of the HELOC did you have to pay?

 @Rene D. you are welcome. And yes I do, I fact my team and I not only look to buy MHPs, we also wholesale them to other investors. We have some under contract at the moment. Maybe we can connect and have a MHP converstation

Today we closed all city permits on the first property we bought with a red tag. The buying was right but we made mistake on the rehab part. We chose the wrong GC so we ended up doing all the heavy lifting with the City to pass their inspections, and the project extended passed our projected completion date (Ughh). 

We were frustrated and it took more of our time and effort that we would have wanted but we stayed persistent overcoming all the challenges and with the Goal in mind. After all the madness we are putting the property in the market tomorrow,  we are excited to see the outcome. We got multiple lessons and gain so much valuation experience that I like to call it tuition. We are more optimistic and better equipped to face future projects.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $327,000
Cash invested: $30,000

Residential House Hack, a single family residence with an Attached ADU located in the heart of Tampa. This was the first property I bought and what got me into the RE game.

What made you interested in investing in this type of deal?

I needed a place to live and did not want to keep paying rent. I wanted to house hack and I found this property with a newly remodeled interior and ADU, in an amazing location in Tampa Bay.

How did you find this deal and how did you negotiate it?

I found it on zillow but looking for houses with ADUs, my realtor and friend helped negotiate the property we got it under asking price with a regular mortgage.

How did you finance this deal?

Conventional Mortgage at 2.785%

How did you add value to the deal?

I converted the ADU into an Airbnb

What was the outcome?

I got to live for free, while building equity and gaining appreciation. Plus I got to master the Airbnb business
