I have a very old house that has been renovated but still needs a lot of work. Is there a way to attract 203k loan buyers before trying to sell to an investor?

Well how do u track how often your tenants guests are in the property? Do u use neighbors or do u come to the property yourself and keep watch?

In the contract it states that they cannot have guests for longer than 5 consecutive days or 60 days out of the year. 

What is in my power as a landlord if I discover that people who are not on the lease live in my property?

Hello BP. I'm currently a landlord in MD looking to expand and grow in real estate but don't have the funds. So I'm looking for established investors who want deals and are willing to pay finders fees. I know of many abandoned and foreclosure properties in my area, but I am willing to search for deals in other areas as well. All I need is your requirements and for you to show me how I'm to know what's a good deal for you. Please reply and we can talk numbers.

Linval T. I appreciate your response. This is a wealth of information I will be looking into for a while. I have to move fast because that mortgage needs to get paid. And if there are any investors in the MD area who need boots on the ground who can find you deals, I can use some extra money. Just need the opportunity.

The house I own didn't sell when it was on the market last year due to multiple buyers falling through on their end. Different complicated situations I don't care to explain. Since then I've moved from the property. It needs repairs. That's why I had it listed for only $179,900 which if fixed it would be worth well over $200k. It appraised for $215k. I tried to Quicksale to a couple of investors but none of them are trying to pay me atleast what I owe on the house which is in total $135k. So I want to be able to get a house under contract without being obligated to a loan and that way I can have the ability to walk away if it doesn't sell and if it does I can make money to pay the mortgage and make the repairs on the house like a new roof, new windows, new gutters, and new electric panel.

Hello BP. I'm in the Maryland area and I'm looking to start my LLC and get started with wholesaling properties to gain capital for bigger deals in the near future. I have an idea of how the process for wholesaling goes but I don't have a clue how I want to start. I want to know what is required in order to assign contracts. How do I put myself in the position to be the middle man without owning the property and taking up the loan? I need to know this stuff in a short period of time because I need to fix a vacant property that's been off the market for over a month now. It's valued too high to Quicksale without owing on the existing loan and I don't want it to foreclose. It's condition isn't good enough to rent to section 8. And nothing but undesirable potential tenants have been showing interest. Need immediate help. Any experienced investors that can share some knowledge would be appreciated.
