I agree time is money but one point to remember is the more you lay floors the better and more efficient you will be at it. So when I layed tile in the bathrooms and kitchen of my rental that wasnt just an investment in my property that was an investment in myself. I am 29 yrs old and the experience I gained by doing I myself will never be lost and I got better as I learned. My next tile job will be done in half the time!

First, I would like to say thank you to everyone who contributes to the site.
Brian, I am 29 and even though i live in southern NJ I grew up and spent most of my life in NYC. I just bought my first Multi-unit investment property in NJ 6 months ago at the age of 28 and I am curently looking for my next deal. NY is a rough market maybe buying a multi-unit with an FHA loan can be an easy first step, you can live in one unit while renting you another. It wont bring you the lump sum cash but with the rental rates in NY you can securely move on to your next purchase.
