@Phillip T. If I am not mistaken if you are transferring from personal name to LLC then You can be exempt but not if from LLC to LLC or LLC to person. Also you can pay transfer tax according to sale agreement/ actual consideration...ie selling your property to your LLC for x amount that is what you will pay transfer on or x stated amount

I’m not sure of the law but if occupant can show legal right wife,son, etc then yes it is still subject to redemption and its rules

If it is a sheriff sale in Philadelphia they absolutely have right of redemption. They must have certain claims in order to file, 9mo after sale, property must be occupied etc. From the properties that I have bought I have had maybe 2 claim  attempts for redemption but after a bit of a battle they are mine anyway.

If you have permission from the owner that is all you need to enter! The city boarding it up has nothing to do with anything, they just want money and that another bill for them.

Hey well first I would really need an address or across street to get an accurate number, but it is defiantly possible to get any number at sheriff sale. I have seen people bid things up that you can just go out and buy for cheaper. Will you get lucky maybe but typically buyer try to buy 70-80% below ARV. @Mark Simon, Make contact with them first face to face and explain that you would love them in the property but the property was very neglected by the previous owner and we need to do a major rehab that would make it impossible to do with you living here. Then see what the reaction will be, best way and fasts to get them out is cash-for keys. All else fail send notice go to court.

@Jared Forman Sorry your going throw this defiantly sucks, but your in a good position defiantly have a Claim. Title doesn’t want to pay out so they are saying /assuming that the person that is coming forward is just blowing hot air. So they want them to file an action first to know that they are serious and a person with rights to the property prior to even opening a claim. Please let us know what title company it was, so we can stay away they diffenlty dropped the ball in this situation.
