Thanks @Elise Whittenburg and I like the way you think! I wanna close out 2019 with one more property and the go BIG in 2020!

Would taking a home inspection course be beneficial for analyzing properties?  Would it be worth the money to take a course so that you could quickly identify homes with major issues and not waste your time or recognize minor issues that could be used to make a better initial offer?  Or do you just familiarize yourself with a home inspection checklist so that it becomes second nature?

Any thoughts?

@Vahe Iskandaryan Garfield Heights Ohio and yes after PITI, PM fee, capex, vacancy, R&M is $200 plus reimbursement for water/sewer bill so its actually a bit better.

Good afternoon fellow BPers! Joined BiggerPockets in July of 2018 with a goal of purchasing my first rental property by summer 2019. Well goal complete! Closed this Monday on a SFR 3 bed 1 bath cash flowing $200 after debt! Grateful to @James Wise and his team for helping me find the perfect property within both my budget and risk tolerance.  BiggerPockets has been a life changer for me and I am appreciative of all the Youtube videos and guests that have shared their knowledge; us newbies are out here and listening.  I am working on keeping up the momentum and cant wait to close my next deal!
