Post: Question on Property Managers

My current property manager wants to charge one month's rent (plus 10% of all rents) to manage a property newly vacated. This is a duplex and they already have a contract to manage the duplex, but they are saying they need a contract "for each door". They say it is for marketing, but that is a huge budget for marketing. Any helpful thoughts or suggestions?

Hi, I am looking for recommendations on Property Managers near Indy. Also, is 10% the usual fee? Do you see leasing fees on top of the 10% fee as well? Thanks,

Hi Friends,

I'm near the end of getting my real estate appraiser's license online. I'm wondering if anyone has suggestions about how to get a job. I need to apprentice for 1000 hours. I'm in LA. Thanks for any guidance. Laurence

QAZZOO is a SCAM! I lost $149 trying them. I reached several people on the phone, none of whom were looking for houses as advertised. I complained to them and asked for a refund, they told me to try a few more and comped me 10 more leads. They said it was a numbers game. I tried 10 more people to the same result. Fake numbers, fake emails. I reported them to the BBB, but they argued that because I used the second round of leads I was still using their service. So basically, because I trusted them a second time, they would not refund my money. I wish I'd checked bigger pockets first!

I would go with your gut on this. It sounds like there are some people on the other end of the deal that may not have our best interest in mind. I have not listened to my initial instincts many times and as a direct result have failed competently. Keep networking on BP and your local REIA and you will find good solid folks to work with. This online community is priceless!!! Good luck And God bless!

Thanks Mario, that is very sweet.

Turned out to be a case of 1974 Chateau Marquex  the real stuff... even then was worth 100 a bottle.. I savored that case for about 10 years at the end the bottles were worth about 500 per.. LOL.. so it can cut both ways.  I also bought a baggie of Oregeno in my day as well...

It pays to be thorough. Funny.

I've found after 3 plus decades as a general contractor specializing in insurance claims which include mold issues and a real estate broker and investor that sometimes the greatest deals on paper i.e. CAP, ROI, NOI, etc. aren't always what they really are in the real World.

Additionally, I have yet to invest in RE out of my farm or comfort zone. Long distance RE relationships can be just as arduous if not more that a long distance romance. My 3 cents adjusted for inflation

Have a very Merry Christmas and a Happy, Healthy and Prosperous New Year.

Ha ha, very funny. It's good to hear your perspective as we didn't know if mold was a big deal or not. Merry Christmas and Prosperous New Year to you too.

Thank you Courtney. I appreciate it.
