@Jovann Thompson knowing the market you are investing in is the best way. Who are the major employers? Are companies relocating to your state? If the area has steady employment, better chance you’ll have tenants that pay. Talk to property management companies to get advice. Also contractors. Start asking around on Nextdoor for local advice.

Anyone constantly having the plumber out to their rental units? Can the tenant be charged for plumber visits after discovering non flushable items in the pipes?

New rental management company did not show up for eviction court date so case was dismissed, now rental management company is having issues refilling for an eviction court date. I am facilitating all communication between the court and my rental management company to sort out the delays. Is this a common problem if rental management companies change hands? Are you able to file eviction papers as an owner “in your real estate company name” and then have rental management company represent you in court to move things forward in a timely manner? Any advice is welcome. Tenant stopped paying rent last year! Thanks.
