Hi Ashley,

Welcome to the crazy world of Real Estate... I got my license in 2001 and I am grateful for it every day ...now am the happy owner of several properties debt free with enough cash in the bank to quickly jump on the right deal ... Have not worked for anyone ever since and now my husband is in it as well! We love the thrill of the hunt every day!  And the freedom to enjoy our families and be our own bosses. Dear Flip Flop.... Have you factored in the fact that if you keep the property for less than a year you will be taxed highly due to short term gains? Maybe it would make sense just to rent it out for a year or so...to offset your costs  and save some $ by paying less to Uncle Sam... Also why don't you explore selling it by "Owner Finance" collect some down payment and then turn around and sell the note In a few months....some ideas :) Good Luck !
