Thanks for the reply, I qualified for 300K and conventional loan with 3% down. I'm leaning more towards the conventional loan. Do you have any pointers on how I can find short sale homes?

Hello Bigger Pockets family, so I'm new to the real estate investing and want to purchase my first home in the Sacramento/Roseville area. A investor mentioned he would suggest me using a conventional loan to get experience and then use a hard money lender. My plan is to purchase a short sale home and rehab then sell it. If anybody has some advice for me and things I should look forward as well.

Hey bigger pockets, So I'm looking to purchase my first home but not sure if I should wait. California as of now you cannot evict people and the homes are still high price. A lot of investors in my area are telling me to wait but I just wanted to see what are your guys opinion on this? Should A person wait to buy and see how things are in 6 months? Or take the gamble and buy now?

Hello there Bigger Pocket community had a couple questions regarding home loans, So me and my wife are pre qualified for 250K with 5% down. We have the downpayment but we wanted to see what kind of down payment assistance there are for us in Sacramento, CA. I know my lender told me she doesn't have down payment assistance program with her. If you guys can give me some advice i'd greatly appreciate it.

Hello there Bigger Pockets Im from Sacramento, CA and wanted to get into the Real Estate game and purchase my 1st home but wanted to flip it. I don't know if I should wait to see if the homes drop price (Already seeing them go down in price) If anybody here has some advice for somebody like me that is wanting to purchase their first home and flip it or a way to make some money.
