with John Genovesi

Join us next Wednesday as John Genovesi, an agent with Keller Williams and serial investor, gives us a laser focused look at what it takes to get and keep great tenants. John is a graduate of Pace University with a degree in Finance. In 1995 he read a book called "Inside Real Estate" by Sonny Bloch. The book prompted him to explore Real Estate further where he found his passion.

Since 1995 he has purchased: an 11 unit building in Suffern, a 5 unit building in Suffern, a store with 4 apartments above it in Suffern, a four family house in Nyack, a seven unit building in Haverstraw, a four family building in Haverstraw, a four family building in West Haverstraw, plus other properties.

Today, John is a full time Real Estate Investor, a Real Estate Agent with Keller Williams, and a willing and helpful advisor for those looking to build wealth through real estate.

@Shaun Mullen we would love to have you at one of our meetings. We meet on the second Wednesday of the month, every month, in New City. I always post the information a week beforehand here on BP as well as on Meetup, Facebook, and a few other places. Our next meeting will be June 13th and will address Best Landlording Practices. Join us next Wednesday as Liborio Derario, of LD Investment LLC, gives an introduction to the world of Wholesaling. Liborio has been investing and wholesaling since 1984. He is well known for his "iBuyHouses" box trucks and his constant consumption of information from other prominent Real Estate Investors. His first deals were done without any money down and were able to finance both his business as an Architect, and his lifestyle.

Topic: Hard Money Loans 101 with Michael Haberman

Michael Haberman, of Rock East Group, will join us to talk about Hard Money Loans. He will go over what these loans are, how they differ from conventional loans, what it takes to get one, and when it would be ideal to use hard money in your investment project.

Rock East Group is a veteran hard money lender for real estate investors. Completely family owned, they have closed over 10,000 loans for clients, aggregating nearly $2 billion. The team has more than 50 years of combined experience in residential “flips” and commercial bridge financing. Michael brings a wide range of experiences to the real estate industry, including working on the rebuilding of the World Trade Center site and major real estate projects at New York University. He has a Bachelor’s Degree from the University of Wisconsin and a Master’s from NYU.

Hi @Libby Baugher

That's a great question and is the exact question I had before I got my license. I went through agent after agent before I decided to get my license and specialize in working with investors. 

My advice would be, first, got to REIAs in your area. You can usually find a few agents there who actually have investments of their own. At the very least, you should be able to get references. 

I also agree with @Mike Cumbie you have to know what you are looking for. Many new (and some seasoned) investors expect me as their agent to find their deals for them, run their numbers for them, and basically do their jobs for them. An agent's job isn't to analyze and find deals for you. It's to negotiate the best price, manage the transaction, consult on what changes will give you the best ROI, find renters, keep the deal on track, and MAYBE be a second opinion if you really trust their judgement.

Also, Bigger Pockets truly is a great place to find a good agent. I work with many clients who found me through BP. They ask me a lot of questions, which I appreciate, and view me a team member instead of a deal hunter. Those are the best clients I have. Put something out on the forums that you are looking for an agent. I'm sure you will get some response :)

Gotcha! Yes, Piermont would probably be your best bet. Are you hoping to find something 3-4 units or just 2?

Too bad you can't make it tonight! But next month will definitely be a good one for you to attend. All about attracting and keeping good tenants. We meet once per month on the second Wednesday of each month so March 21st should be April 11th. Hopefully you can make that one!

@Khalil Mattavous so sorry that I didn't see this until now! I'm sure you've already found someone by now but Abe Kurek of Home Inspection Services is very good and extremely thorough. If you are looking for someone on the cheaper side, let me know. I can give you a whole range of inspectors. 

I also live in Haverstraw. Are you doing a project there?

Hi @Jason Lugue and welcome to BP!

This is definitely the place to learn a LOT about MF investments and house hacking. Which school district are you focused on?

Just so you know, Rockland does have a REIA if you are interested in meeting with other investors in our area. It is a great way to talk to people who are already doing what you're hoping to do. You should definitely join us some time. Best of luck! :)
