I have four SFH rentals in Kalamazoo, on land contracts. Have had them for over 5 years so they are well seasoned. Looking to cash out of the land contracts with DSCR loans, but lenders usually have a $100k loan minimum. If I did the four together as a portfolio loan, the TOTAL loan would only be about $125k. The properties are all occupied and all cash flow. It's such a low amount needed that it's below the minimum amount for financing geared to real estate investors, but conventional bank mortgages aren't an option since they look at all the tax write-offs as indicators of income issues rather than just normal rental property deductions.

I'm planning to hold all of the properties basically forever so liquidity issues of having them in a portfolio wouldn't be a problem. 

Would appreciate any suggestions as to reputable lenders that might be an option.  Most websites want all your info up front before they will answer a simple question.


Would need a 15-year or something with no prepayment penalty
