I do agree that why would a stranger partner with me. But, isnt this why these communities are there so you can partner with individuals who have the same thought process.

As to what I bring to table is the experience of having done 3 deals in the Cleveland area. Number 2 is my time which I spend Finding the deal, putting the deal package together and managing the investment and the property. 

Let me ask you all another question: If for example you are able/willing to fund a down payment for a deal what would be your ask? a solid return on investment only for a say 3 to 5 years with the principal amount returned at the end of the term or, would skin in the game (equity) also be a requirement?

Trying to gather some information as to what I can offer because the past deals I have done on my own.

Need some advise on how to go about finding partners/investors for multi family acquisitions in Ohio. I am working a few good deals that require some sort of investor partners or JV partners to fund the down payments.

I fully agree Chris. Ever investment has its own risk associated with it. The reason for saying risk free was not to mis-guide but to solidify my point on the fact that investors will be getting a fixed rate of return through out the 8 year term which will also be securitized by the underlying asset. I appreciate you pointing that out and will change that as soon as I can figure out how to edit post:) thank you once again.

Bigger Pockets has been a life line for me when it comes to understanding the real estate market. I am the biggest fan. I spend 7 months learning and analyzing deals and have finally come to a point where I have found some amazing multi family deals in the mid west.

I am looking for debt investors and offering an opportunity for them to make a fixed 8% interest only return (RISK FREE) for 8 years. Capital will be securitized by the asset based on investment percentage and a chance to make a estimated Cash-on-Cash return of 16%-21% over the full investment term.
