Congrats & your due diligence is super impressive! I also choose to buy in Texas & live in Colorado. Also major props for digging into the details of the university. My best rentals are located near universities with on campus housing vs population issues.

In the last 11 months the lowest MLS sale in this part of Ponderosa Forest over 2,000 square feet was $125,000. Several homes in this condition sold in the $130s and even up to $144,000. The only truly remodeled homes were 1806 Big Horn Dr and 1810 Big Horn. Both sold for full list price with no seller concessions in an average of 8.5 days on market, indicating each may have received a higher offer if they priced higher and waited for more showings. This home would also be a great rental with very little work. Homes this size regularly lease for $1500-$1600/month.
