 I would take a look at the property taxes in the state you consider. Texas has a high property tax and as the area value goes up, so do your taxes.  Just a thought as you research.

I am concerned about crime rate, so still looking at markets to consider.  I really like Chattanooga TN but need a lower "break in" point (no pun intended) for my first MTR.  

For those of you who already own MTR's, are you keeping it B class to B+?  I have mainly been a residential agent for families, so my brain goes to that.  I recognize as an investor the property analysis is a bit different.  

And @Joe S.-- yes you also furnish mid terms so that people traveling for work on more of a contract timeframe can live there for 1 month or more and have all that they need.

Have you taken one of the BP bootcamps?  That might be a good launching point for setting you up to use that capital wisely.  Congrats on getting started.

I am in your same boat, Brett-- gathering resources and narrowing down my market and deal criteria so I do not drive myself crazy going in too many directions.    I do think it helps to know what strategy you plan to use and what your end goal is.  Then reverse engineer the market and type of property based on what your goals are and what makes a good deal in that platform.

I am also in Atlanta if you want to brainstorm! I am looking for a good meet up group locally.

Although ultimately I would like to grow into a smaller multi-family unit, I want to cut my investor teeth on a Medium Term rental and am looking at Tulsa OK.

I have been working on setting up a plan for furnishing (this part excites me!), and creating as many systems and processes as I can to automate management as much as possible.

For those who buy out of state, as I will be doing, do you visit ever to investigate the area or just when you furnish? 

It is time for me to rip off the bandaid and take action.

Have you checked out 30 Day Stay? I feel like Zeona McIntyre and Sarah Weaver nailed it on providing amazing, immediately applicable content in their book.  They have a whole chapter on pricing and resources.  Just sharing a resource I found helpful!

I would say there is a split in the type of properties up there.  Blue Ridge, Cherry Log, Ellijay are a mix of older cabin type or even really rustic properties and the newer trend are the more modern, angular vibes with walls of windows.    The higher end cabins (furnishings) seem to cash flow better and having a hot tub is a must.  People travel there from Buckhead, Atlanta, Canton locally but there is also a lot of draw for events like the Ellijay Apple Festival, Jeep Fest, many local wineries, the views, weddings, etc.

You do have to be careful about some properties road access when there is ice as the driveways and roads can be steep. Overall, my connections with STR there stay booked. We were up there over Thanksgiving break and I think we were one of the only in state license plates lol.
