Congrats on your first STR! My biggest advice is to Invest in high-quality, professional photos that highlight the lake views, dock access, and unique features like the gravel lot and dead-end road location. Consider twilight shots for that "wow" factor.

Offer amenities that make your property special, like a fire pit by the lake, kayaks, or paddleboards. These can be big draws for guests.

    I definitely agree with all of the advice on putting a King bed in the Master. I would stay away from the heads and beds strategy. Advertising more guests might be more harmful to your bottom line than you think. More people will bring more wear and tear on your property. Also, I have seen properties with so many beds and the listing advertise a max of 10-12 people, but their kitchen table only has 6 chairs. Where do the other 4-6 people sit? Just a thought!

    Hey Jessica! 

    I took a look at your listing and it has lots of potential based off it's location. 

    Remember this, people book vacations with their eyes. I highly recommend getting a photographer who specializes in STRs. Looks like you got a photographer in there but it looks like the pictures were taken as if it is a LTR. 

    I love the shots of the trails and the water.. it is awesome. BUT, I would highlight that more. Your title says riverfront, but your first 5 photos do not show the river. Sounds like your target market (or guest avatar) is fisherman/outdoorsy vacationers. I would maybe hire a designer who can spruce up your listing and create a theme that attracts your guest avatar. Also, do you have any outdoor seating? People like to visualize themselves sitting out by the water. 

    These are just my takes/opinions! Please do not take offense at all.. I really do think your listing can go from "good" to GREAT!

    Post: Grills Allowed at SFR??

    Hey Ingrid, 

    I use gas grills and I have a propane tank connected to the grill and I have a spare just in case. I know that some hosts require their guest to refill the propane tank, but I actually do not like that approach. As a host, I would include the propane as an amenity almost..always have an extra because sometimes the cleaners do not check how much propane is left in the tank after every turnover. The last thing you want is for your guest to be grilling expensive steaks on the grill and the grill to stop working. Worse case scenario, they can always sear it on the stove. But still, you would want to avoid that!
