That's what I thought. I contacted a lawyer and was told it wasn't possible.  The house is in fathers name. The father wants the daughters name added but his spouse and the daughters spouse need to waive their rights to it

Thank you. I didn't think about that. The flooring is a little older than 5 years.

Great thank you both! I am almost 100% sure the entire room would need to be replaced but I wanted to make sure I stay within my legal limits with charging her.

Hello - I have a tenant who damaged the flooring in several areas of my rental. The carpet in the living room area has a couple of large areas that almost look and feel like the carpet has been burned. Also, the vinyl flooring in the laundry room has large two rips in it. How much of the area can I charge her for? Can I charge her to replace the entire room with the damaged flooring or can I only charge for the particular area that was damaged.

Hello! I am new to being a landlord. I was lucky that my first tenant paid on time and completed his lease. Now, I have a tenant who is having difficulties paying. Where can I find information on the eviction process in NC so that I file the proper paperwork as well as follow the correct procedure. Would a broker class help me to be more knowledgeable in this field? F.Y.I. My lease states due on the 1st, late on the 5th. She asked last month if she could split the payment for November into two payments. I agreed that would be fine, however I failed to specify the terms of the two payments. Because I have not received a payment as of yet for November I emailed her and her work email bounced back to me which leads me to believe she is no longer employeed there. I also emailed her personal email. I was going to give her until tomorrow to respond and then call. HELP PLEASE!

Oh and just some added info. Only one property is in my name. Another is in my husbands as we had our own homes when we met. And I have one that is in my fathers name which is the one I am trying to acquire. He bought it for me years ago and I have been renting it out. Any ideas on an easy way to acquire that property? I will work on looking into the process of LLC.

Great info, thanks! My goal is not to get rich, although that would be nice... but more so to have have income from rentals when I retire.
