I just completed a conventional cash-out refi for a property in Cincinnati. During the process, my mortgage broker told me that very few investors are doing cash-out refi on investment properties. In fact, that there was only one investor on his list who would do this. So they’re still out there but the availability is definitely a lot tighter than before.

I'm new to BP as well (first post, yay!) and live in the Bay Area. I have properties under my belt and have a real estate license but still consider myself a relatively new investor in terms of leveraging the strategies that BP talks about here.
