@Richard Martens: Yeah, I was concerned about that, too. I remember hearing a podcast with those two factors being considered, and Memphis wasn't looking too good on those terms. 

I'd also consider looking around Birmingham (where I'm from originally), but I hear the crime and vacancy aren't great there, either. However, I have heard that the downtown area has been undergoing redevelopment for a while with a lot of new loft developments. Anyone have any thoughts on Birmingham?

Hey guys, I'm in the Nashville area and will make my first rental property purchase in the next few months. I'd like to stay close to home since there are plenty of good properties under $100,000 within a couple of hours of any direction of me. My local area is Spring Hill, which is just south of Nashville. I was thinking of looking here and a little further south in Columbia. But I also know Memphis gets a lot of attention as a rental market. Memphis would also enable me to use a turnkey provider if I wanted to go that route for my first property. Any pros/cons or other suggestions for Memphis versus Nashville/Spring Hill/Columbia?

I've been lurking in this thread since it started, and I really appreciate everyone chiming in helping to educate all of use newbies. I have been seriously considering Morris Invest for my first property purchase. I've had my consultation call, but I was bothered by the lack of follow-up on their end. Any contact I've had with them has been at my initiation, even though I told the agent I would be ready to buy at the first of the year. 

At this point, I'm thinking I should stay local. I'm in middle Tennessee, and there are plenty of homes in the $100k range within 20 minutes of my house. But the ease of turnkey is so freaking tempting!

Hello BP! My name's Allen, and I live in the Spring Hill, TN area outside of Nashville. I'm a full-time writer and executive in the Cool Springs part of Brentwood and Franklin, and I've been nursing a growing interest in buy and hold REI for more than a year now. At this point, it's pretty much time for me to choose action or fall into analysis paralysis!

I initially got interested in REI through "Rich Dad, Poor Dad" (of course) and podcasts, which quickly led me to BP. I was originally looking at turnkey options in the midwest, but that seems to be pretty risky. Since I'm in middle Tennessee and have access to local properties in the $100k range, I've started to think there's no real reason to buy in Indiana when I have options close to home.

As we get to know each other, I'd be hugely grateful for any advice active investors have about my market. Nashville and Brentwood are pricey, but there are deals in Columbia and even farther south in Lewisburg. I don't, however, know how those are as rental markets in terms of ROI. I do know that Spring Hill is growing rapidly. It's changed dramatically in the 10 years I've lived here.

I've been reading, listening, and studying for a year now, but I know that doesn't translate to street smarts with this. I'm open to learning whatever you guys are willing to teach me!
