I recently was notified that the insurance policy for my property is not being renewed.  The house has survived many hurricanes with little damage, but the insurance company said they would not renew coverage without a windstorm exclusion.  Do folks have recommendations for other insurance companies still willing to write landlord policies in Beaumont and Jefferson County?  Thanks for your advice.

I have a single-family home rental property in Texas that I am considering selling that probably will not qualify for bank financing.  I would welcome advice on the experiences others might have about selling houses in Texas for cash to some of the bigger cash home buyers like "We buy ugly houses."  Thanks for your help!

Hi - I am a newbie here on BiggerPockets. Do folks have any recommendations for reputable property managers near Reston, VA (Northern Virginia DC suburbs)? Or maybe as importantly, do you have any recommendations on property managers to avoid?

Also, let me know if I am missing something, but do you idea why DC/Northern Virginia isn't one of the listed locations? Fairfax County's population alone is about 1 million, so this isn't a small market.

Thanks for your reply.  I am definitely getting a down payment that could cover a complicated foreclosure.  My understanding is that Texas is probably a little easier to foreclose in than in your state.  The trust is private, but I still need to get more details.  I like your idea about doing the lease option though.  Is the idea with the lease option that it would give the trust enough time to pay cash?  How long would you generally do a lease option for?  

Hi - I am a newbie here on BiggerPockets and would appreciate your advice.  I inherited a house in Texas that I am interested in selling.  The house has a cracked slab and will not qualify for conventional financing.  While I would like to sell the house for cash, I am also pursuing seller financing options.  I have been approached by a trust that is interested in buying the property on an installment sale.  Are there any red flags that I should watch out for in selling a property via seller financing to a trust as opposed to an individual?  I would appreciate any advice that you could share.  Thanks.
