@Joe Mama -don't believe I can get the same ROI in my local market. Have to admit Baton Rouge looks tempting.

Alix is an uncommon last name, people are often confused about which one is my first name. I've gotten used to it though. -lol

Thanks Paul and Clint. I have already begun to scout for local REIA clubs and l Have been listening to Bigger Pockets, Best Real Estate Advice Ever and Mike Gazzola's Real Estate Investing that Works podcasts.

Definitely will be looking into both your book suggestions also!

Hi everybody,

After living in the San Francisco bay area for 30 years I've recently relocated near my home town of New Orleans. My full time job is in the medical imaging field and I have a 19 year old daughter in college. Although I've purchased 3 different residential properties in the past, I'm a newbie investor who is currently seeking passive cash flow investments. Looking to partner with someone experienced in multifamily projects that can help me gain experience. I am currently investigating the markets in Tampa and Jacksonville. I'm an older guy so I have a conservative tolerance for risk. Hoping to add to my knowledge base here on Bigger Pockets.
