Between the two locations that I’m noodling over - North Port is the preferred right now. Do you mind sharing which turnkey provider you decided to move forward with? I’m speaking with a turnkey provider today and wondering if it’s the same one. There’s a few that I know of that are building to rent in North Port. Perhaps we can compare notes.

@Emy Bernardo checking in on this thread to see if you decided to move forward with an investment in SW FL. I've been exploring new construction in North Port and Cape Coral. 

From my preliminary research it seems that Cape Coral has quite a bit of new construction and open vacancies right now. Is this a potential concern for saturation and rental competition that could drive rents to go down? A lot of performas show a $1700 rent -- not sure if this is realistic. Thoughts?

I have a slight bias towards North Port given that its an upcoming market and nicely located near the 74 with access north and south of FL.  But I do have concerns about sewer/water availability. I have concerns for future assessments that can drive up the property tax 3-4K.

Hi there,

Does anyone have experience with Estero Investments or Buller River Development Partners (they’re joint companies). They specialize in new construction properties for investors. They have new and planned properties in Charlotte, Florida, and Memphis. I’d like to get BP member feedback on them and general experience.

Hi there,

I’m new to BP and would like to get forum input and thoughts about investing in Bessemer City, North Carolina. Research shows that it’s a small rural city, but wondering if this would be a good long term investment given the growth projections in Charlotte. Bessemer city is about 30 min from Charlotte and the immediate neighboring city is Gastonia. Thoughts?
