Anybody have any recommendations on good contractors in the Fort Lauderdale, Broward area?  Specifically I'm looking for:

1. General contractors

2. Roofing

3. Mold remediation

I do house flips from time to time, and always looking for more contacts and options.

Appreciate any input.

Hi All,

I purchased a distressed property where I was able to get a good discount on due to condition.

One of the issues in the house is the house has two major roof leaks, that caused the ceilings to collapse in a bedroom and a bathroom.

I've had a roofing contractor come in, and he would fix the source of the leaks on the roof.  But he doesn't specialize anything in the interior.

I need some advice on remediating the interior, specifically removing all affected drywall and replacing the drywall, on the walls and ceiling. 

Any ballpark estimates to get this remediated?

Has anyone had an experience in this type of remediation?

Hi All,

I've purchased a few properties through foreclosure (county auction), and this is the first one where the previous homeowner hasn't left the premises or accepted CFK.  The previous homeowner is adamant about staying, and its requiring me to get a Writ of Possession to obtain possession.  I was able to get my motion for Writ of Possession approved, the Writ has been issued to the Sheriff.

Here's my strategy:

1. Wait until Sheriff calls and tells me what time to meet him.

2. During the meeting/enforcement of Writ, I will enter the property and change the locks.

3. I will walk through the property and take pictures of any belongings that are left.

4. If not a big job, I will move out to the driveway/curb of the house myself. If it's substantial, I will hire movers (perhaps might happen the next day), 

A few questions:

1.  As I understand, the Sheriff places a notice on the property informing the previous owner/tenant of Eviction.  Then he returns 24-72 hours laters.  Prior to returning the second time, the Sheriff will call me after the notice has been posted, and he will discuss with me what time he will be back to fully enforce the Writ.  It is at at this time, where I need to change the locks and possibly move out the tenants belongings.  Is this how it works?

2.  When I meet the Sheriff at the property, where he ensures the tenant has left, can I simply show up there by myself (without movers) to assess the situation to determine if I need to hire movers?  Or am I required to start moving out the belongings immediately?  (Can I delay the actual moving of his belongings by a day or two?)

3.  Any tips, or contacts for locksmiths and movers to help with this in South Florida?  (I am in Ft. Lauderdale).

Any help will be appreciated.

@Wayne Brooks, thanks as always.

I see that you are also in South Florida.  Any broker you personally recommend?  I've heard good stuff about Keller Williams.  But I'm wondering if a smaller broker will be better.

I've been involved in real estate for the past 5 years, and have bought and sold about 5 properties.

Now, I'm looking into become an agent myself, so I could list/sell properties myself instead of going through another agent.  This would be part-time...perhaps about 10 hours a week for now.

Questions:

I see that for Florida, I have to complete a 63 hour course (which seems like I can take online), and then pass an exam.   However, the next step is to have a broker sponsor me. 

1.  What does this entail?

2.  When a broker sponsors me, I suppose this is to allow a mentor/mentee relationship.  How does this relationship usually work?  Do I pay the broker a fee?  Do I work for the broker?

3.  While I am being sponsored, am I able to list/market my own properties, and am I subjected to sharing some of my commission with the broker?

4. Any recommendations of any sponsoring brokers, preferably in the South Florida area?  I'm open to splitting my commission or paying monthly fee.

Basically, I'd like to operate independently eventually...  and I'm trying to figure out how this all works.

I am considering purchasing a property for $700k CASH that would appraise for $800k (being conservative).

A few questions:

1.  How are the interest rates like for Delayed Financing?  Are they a bit higher than convention?

2.  Are the closing/origination costs the same as convention financing?

3.  Is there any product that would have a lower closing cost up front (in exchange for variable or higher interest rate)?

4. What is the maximum LTV of this product? Is it 70? 75?

Has anyone had any recent experience with Delayed Financing?  If so, how was your experience?  how long did it take to get the appraisal and funds?

The documents that are typically prepared by the Seller (or his Agent or Attorney) in a real estate transaction.

Last  time, I think it was this:

1. The Warranty Deed

2. Bill of Sale

3. Closing Agreement (I don't remember if this was created by Closing Agent or Seller's Attorney).

I've sold a few FSBO (I'm a small time investor) properties, and I've previously use RE attorneys to prepare and handle the seller docs. However, I'm at a point now where I'd be comfortable without one since I've gone through the process a few times.

I am in contract with another home I am selling where the buyer is represented by an agent.  The closing agent said they could prepare the seller docs for me for $500.  

Questions:

1. Do anyone of you self-prepare your own seller docs?  If so,what form or resource do you use?  Do you recommend this?   I thought perhaps I could self-prepare and have the attorney look over it on an hourly basis (might save $).

2. How much do you guys usually pay for someone to handle the seller docs for you?

The property is clear-title (no mortgage), but Buyer is financing deal.

Any help will be appreciated.
