Post: Cold Weather Flipping

Hello, BP!  For those of you who flip in cold weather areas, I'm wondering if you strategize around the winter months.

It's been my experience when buying/selling primary residences that the winter months tend to have lower inventories and less buyers.  Not to mention the possible complications of rehabbing in the winter.

So do you try to avoid the winter months for flips?  Or have you found that those tendencies don't have much impact on you deals?

Thanks!

Post: "Prehab" Strategy Question

I just listened to the last BP podcast, and Dave Short discussed a strategy he's been using lately that I had not heard before.  He called it Prehab.  I'm sure I can't do it justice, but if I understand it correctly, it essentially means doing necessary, structural, and/or unsexy work only (e.g. windows, framing or exterior work, plumbing, etc.) on deeply discounted properties.

I believe the idea then is to market these mildly discounted properties as blank canvases for home buyers or traditional rehabbers who choose their own finishing touches.

My question is to Realtors or anyone with experience doing this; is this something can be sold to home buyers who aren't necessarily looking for it?  Or, generally speaking, is there a significant market to support this strategy?

Hello, BP! Another new member and investor from the Twin Cities area.

I'm a near-middle aged guy with a young family and a soul-sucking corporate job. My partner and I are looking to dip our toes in the REI pool and realize the promise of financial independence.

Our plan will most likely include creating an LLC to provide protection (tax, liability, brand), starting with flips to build capital, diversify into buy and hold/BRRRR to build wealth, and finally retire in about a year to live life ;)

We've been lurking on BP, reading @j_scott and @brandon_turner, and listening to the podcast. Now we’re at a place where we’re going to start hammering out the business plan, building a team, and researching initial financing.

We’re grateful to have such a wonderful resource as BP, thank you @joshua_dorkin! Looking forward to great advice and connecting with great people.

Excited and Thank You!
