@Jim Tiernan  I have not tried either.

What are the requirements for the site you want?

Two other to consider are Lead Propellor and Investor Carrot.

@Jeremy Jackson Have you considered buying multi-families and using an FHA loan? This could be a good route to go.

@Brandon Scott Try the "The Book on Estimating Rehab Costs" by J Scott. It'll be a great reference book on estimating repairs on property you purchase.

I love Redfin. If you don't have MLS access, this is a great alternative.

Adam,

With a plan like that I'm sure you'll be living in a place in 10 years that will make that guy across the street jealous! :)

This is great news. I've been hovering over deciding whether I should go with Investor Carrot or Lead Propellor for a while. This might be the factor that get me to choose Lead Propellor.

I think it's natural to be envious. I'm living in a multifamily I own and see other properties that I would love to live in.

I've made up my mind to be an investor though. I sacrifice today so I can have a better tomorrow.

My goal is to be financially free in eight years. Then I can focus on getting the place I love to live in.

What are your goals for the future?

If your not getting the service you want, i suggest leaving asap. This property manager has no idea to screen tenants. They also are not responsive your email and phone.

This property manager does not have your interests at heart.

If you decide to go with a new property manager, maybe you can use this experience to screen and train the next one.
