We have 6 units in a building and we have done them all furnished and use as Airbnb completely. Honestly it will be hard to go back to anything else. I never have to deal with evictions or rent collection. We live in an area that has a lot of traveling medical/college interns so the three month sweet spot works well for us. For us furnished means everything is provided. Literally all you need is your suitcase.

We have the ability to purchase a home that has multiple options for increase profit after 3 years. Construction and rehab aren't a problem since we own a company that does that already. If the building could pay for itself with the understanding that within 3 years there would be substantial ROI?
