@Roy N., thank you! Amazing overview of things to keep in mind, especially since you speak from experience. I really like the idea of adding a schedule to the lease and invoicing the tenants regularly for damages. I think the shift you're making in your business sounds really intriguing, as well. I love the idea of transitioning into a lifestyle service provider. Can you give an example of the types of value add services that you provide your tenants? 

@Wes Brand interesting approach using a master tenant. I've never heard of that. I'm interested in cash flow, so I will definitely take your experience and advice into account. Thanks!

@Wes Brand, thank you. All great points, and definitely building on Robert's thoughts about setting rules and not allowing yourself to be taken advantage of. Have you since moved out and still own/manage that property? If so, what's that experience like? Do you like being in student housing or do you have your sights on another niche? 

@Robert Melcher That's true. I hadn't thought about that. I know you need rules when it comes to managing anybody, but I would definitely have to set those kinds of strict management rules and best business practices in place before signing on any tenants. I appreciate your follow up and will let you know whether I move forward with it. 

Thanks for your input, @Robert Melcher. I understand where you're coming from. I see you're a property manager. Do you have any experience managing student housing properties or do you stay away from them?  

Hey, everyone.

For those that I haven't met, I'm a new investor in Central New Jersey. I am considering student housing as a buy and hold option. To all you experienced investors: what are the  potential pros and cons to being a live-in landlord if I purchased a multi family and occupied one of the units myself?

@Chris Anderson I appreciate the advice and have been doing some goal setting. I'm interested in acquiring buy-and-hold properties, primarily multifamilies and possibly some student housing around TCNJ.
