Quote from @Josef Hardi:

Hi Alisha,

As a new investor myself, I feel like every time I listen to the latest BP episode, I discovered a new way/strategy in real estate investment. It's good to have as much tools in your toolbox. What works will be different based on the investors limitation. I think David Greene mentioned some limitations (motivation, cash, time, etc).

Don't forget to listen to all of the latest BP episodes, I'm sure you'll find one that fits you.

 Thank you!

I know about rentals and fix and flips, but what are other ways to invest in real estate?

thank you so much!! i appreciate your opinion.
Hello, I've spent the last couple years learning a bit about real estate investing, but I'm not comfortable enough to try it without some guidance. I would like to have help finding properties (web pages or other strategies to find them) , help making a portfolio to show a bank when i find a good deal, access to banks and places that offer money for flips, and someone to review/remind me of things i might forget being new to investing. I want to start investing soon, but don't want to regret spending the money on a mastery if the outcome is not what i expected. Does anyone have any suggestions? Thanks in advance!!

I'm just curious what is the best way to invest 15k. We want a way where we can keep going. Was thinking of getting a land contract property, do basic work to it, and land contract it out to another person. Have them pay 5-10k down, and use that money to keep the investing going.
Does this sound ok? Any tips or better ideas of a way to roll the $?
TIA.

A close family friend has been in the real estate industry for many years. He is now ready to get out of business.  He has 3 houses that he is willing to sell to me on land contract, no down payment, and no interest.  Here are the problems though......

1.)  One house is rented and he says the lady refuses to let him in. She has rented the house the last 14 years, pays faithfully, but she refused to let him in the last 5 years. (Im not sure if she is hiding something, or she feels uncomfortable with him being in her house since she is a single woman).

2.)  He has 2 houses that he was selling on a VERBAL land contract. Both houses have missed payments. One has missed a few payments here and there in the last 5 years.  The other bought the property for 49k five year ago, is down to 13k owed and now refuses to pay any more payments. They want to renegotiate the contract that they had with the landlord. They have not paid for Nov or December. The owner(not the ppl with the land contract) of the house did not want to renegotiate and so they began to verbally disrespect him.  Im worried what will happen if I buy this house. They will be mad to know that they were buying the house and now its been sold to someone else from underneath them. I talked to the real estate lawyer my family friend is using. He says that since there was no land contract written and signed that the origional owner has the right to sell it.  This situation is in Indiana.  Anyone have any opinions? Also, any suggestions for me if I decide to buy the 3 houses on land contract?

Hello Scott Steffek, thanks for your response.  I was just wanting to know if it is legal. I called numerous real estate attorneys, and they had no idea what I was talking about. I have since writing this found that it is legal here in Indiana, but still curious on the laws and what an example whole sale contract looks like.
