Hi @Andrew Postell thank you so much for your input. This makes total sense, thank you. One last question: Since I am not doing a normal bank loan for them, what is a nominal fee to charge for my knowledge? Also, is there a form I'd give to certify my word that the borrower is qualified?

Im an MLO and had someone call that wants to buy the home they are renting as a way to keep from moving because the owner is talking about selling. Their credit isn’t that great and they need to move fast. How can I get paid from putting the deal together for them?
