Townhouse fix & flip investment.

Purchase price: $86,000
Cash invested: $10,000
Sale price: $150,000

Airbnb'd the property for a few months, then we sold to a cash buyer

Saw the neighborhood turning & the opportunity to make a great quick & easy cosmetic flip

We knew the owner. Rented to owned for a few months & then used a private lender

How did you add value to the deal?

Cosmetic upgrades: laminate floors, repaint, resurfaced counters & bathtub, changed all fixtures & lighting. Vinyl floors in the bathrooms.

What was the outcome?

Sold for 10k CASH over asking
