One more thing, if the property is in an "urban renewal district"  the redeemer has to pay for ALL repairs even if it is upgrades.

for the record each state has different laws. so make sure you are receiving laws for the state you are referring to

hello. Please contact @Denise Evans or better yet, get her 2018 tax lien guide she sells and mostly all of your answers will be covered.  I got the book and she was a Tax Lien atty so please consult with her for your answers to get right information.  not saying that others that chime in are not correct but there are alot of  myths floating around that are NOT true.  The book is worth it's value!

It depends on the state, if it is "legal" or not to wholesale a property and not be a reat estate agent. I know in Alabama you do not need a license to assign a deal to another buyer. So if somene is going to "educate" please be thorough and clearly list what states you are referring. 

Yes, it is a known fact that a grand number of agents dont like wholesalers but that is mainly because 1) no commission is made by the agent on the deal and 2) they feel that the wholesaler dont deserve any money because they feel that they don't do any work. Because that is NOT true, some agents and wholesalers will forever be at odds. 

I know first hand that we do almost all of the work from searchibg and getting the deals, nogotiating the deal and then selling it again to the buyers only to sometimes put up our own money for earnest money for the deal to fall thru.

Posts like this disheartens me because of the separation but there is enough money for everyone in real estate for so many to be greedy and selfish.

Yes this is MY opinion! I am an investor and sometimes a wholesaler  and even a "property manager" (using that term loosely) at times.
