Hi BiggerPockets Sacramento Forum - reach out to me if you're interested in an off market fourplex in North Sacramento. ~3500+ sq ft building, all units 2/1s I believe (need to confirm), doing about ~$4700/mo. in gross rents.

Hello BiggerPockets Dallas RE Forum,

Curious if you all have any feedback for me on the following situation. Have done an extremely extensive full gut remodel (practically brand new home, literally everything updated/repaired from foundation, roof, windows, all exterior work, LVL beams to demo load bearing walls and create open layout, med to high end bathroom/kitchen renovations (master shower is floor to ceiling tiled in w/ double rain shower and ADA compliant, granite countertops, 6-8 person island, all new stainless appliances), all new electrical wiring, plumbing, etc., solid core doors, widened old 22' door openings to 24', new laminate wood flooring throughout, 5/8' baseboards/trim throughout, tankless water heater, tape/bed/texture/new paint on all new drywall), etc.

I'd love to hold onto the property as I have no compelling event forcing a sale. 

My major concern is foundation/soil type in N. Texas. With the wet/rainy winter/spring and super hot/dry summers in Dallas, soil expands and contracts thereby comprising the foundation. If I don't maintain the foundation, the $$$ spent on the aforementioned renovation could all be ruined (over time). 

Is there a reliable method/way to maintain a constant moisture level year-round so as to protect the foundation from shifting that would compromise all of the extensive renovations that have taken place?

Any advice/recommendations to vendors, would be greatly appreciated!

Curious if any landlords who have tenants on a month-to-month basis are planning on delivering a notice of rent increase in advance of the November election to get the rent increase in before the potentiality of it being passed/Sacramento/local cities will have the ability to pass rent control? 

Not the most versed but would love if folks could chime in w/ how they plan on getting out in front of this as single family landlords.

Any suggestions on great independent insurance agents who write homeowners/landlord policies for single family and multifamily (i also own a fourplex so commercial recommendations welcome too) and can write through multiple insurers?

For owners single family owners out there, don't neglect shopping your insurance policies, depending on the state, could be hugely beneficial/major differences based on companies/insured locations, etc per this interesting read I came across:

Believe the article (read it few weeks ago) cited California as a state where things don't vary as much but Texas for instance where I have a home, I'm getting a quote for an apples to apples in coverage, policy, for half as much as Liberty Mutual/Allstate were charging me (~$1300 vs. $2200-2400/year). 

Any suggestions to great insurance agents in Sacto much appreciated.

@Derek Daun - Thanks! confirming why I was thinking going w/ Cali is best. Hear Cali's formation takes long (waiting time from state i.e. 3-6 months?)

also Derek - any attorney recommendation? did you use LegalZoom or a lawyer to draft your Articles of Incorporation, create the LLC, etc.?

Hello Everyone, trust this note finds you in good spirits and closing out a healthy happy 2017. 

Can anyone suggest a good RE attorney in Sacramento who can help w/ the following and navigate these questions cost effectively as it's just a few owners on a ~500k property (hence high legal costs hard to justify vs. turnkey solution a la LegalZoom? )

  • LLC formation for single property best way to protect personal assets of individual owners?
  • Cali vs Nevada/out-of-state LLC (read that if LLC's primary business is in California w/ which a property fairly obvious it is) then must hold in Cali LLC?
  • Drafting an Operating Agreement between equity holders to address the big future questions/forks in the road
  • Method to Holding Title (Joint Tenancy vs. Tenant-in-Common) vis a vis issues like Right of Survivorship and our differing equity shares of individual owners

Any other thoughts/suggestions are greatly appreciated!

Mr. K's 

  • $50 quote for delivery (he uses outside service for delivery) to Richardson. 
  • Doesn't do installs, just delivery
  • Doesn't get many Maytags
  • Cash only, no way to take credit card online/over phone.

Still, thanks Shash!

Anyone else can think of someone who can handle an out of state owner?

Hi There,

Any landlords have recommendations on where to buy used appliances for their rental home? I had a great experience in Sacramento recently buying used appliances that my tenant says are working beautifully, free delivery and free hook-up (washer/dryer/refrigerator). 

Looking for a dishwasher and not sure I need to pay retail $500 for this Maytag model I found from google research to be very solid:

Hello All, trust everyone's weekend is off to a great start!

Curious if you have any suggestions on where to "post" to find a tenant for a single family home in Sacramento area? I'd rather self-manage vs. going via a property management company but would be happy to hear why I shouldn't. Have done this for 8 years on my other home and haven't had issues. 

Some of the places i was thinking but am certain I'm thinking of some other good places?
