Hello everyone,

For the last few months, I've gone silent and a bit off the radar when it comes to REI. During that time I have looked at and changed my idea of what I would like to do when it comes to investing in real estate.

Originally, my plan was to do long-term rentals within the US - this has now changed for me.

My thought process for all this was that I want to generate more cash and be in-and-out of deals at a much faster rate. That being said I would like to switch my focus to fix & flips in Canada. Could be anywhere in Canada too as long as the numbers make sense. 

I also would like to connect and network with fellow Canadians who have ventured down this path of flipping houses and to hear your experiences. Who knows, maybe this could lead to a JV in the future.

I guess my main question is - where did you get started when it comes to flipping. Not geographically, but more the steps you took to get to your first deal. 

I don't have a TON of capital ready (roughly $50,000 CAD - potentially more) that I can use to get the process started.


Would love to hear your experience so far and what your future plans are as well.

Hi All,

Curious to know if a Canadian citizen, living in Canada - is able to utilize the services of a Hard Money Lender in the USA?

If I set up an LLC + US Bank account?

I have enough for a down payment on 2 properties but require additional funding to do a BRRRR project.

Thank you all for your responses. I think I've narrowed it down to Norfolk/Hampton/Newport News for potential areas.


Looking at Zillow the price for a fixer-upper seems to be on the lower end while rent for the property that has been rehabbed to be on the higher end.

My only concern is actually leaving money in the deal. For example, I have $100k+ for a down payment plus some Renos - but after the rehab would like to do a cashout refi so that I can start the process again. Not sure how this can be done if there is money left in the deal. Also, if I decide to bring on investors what would be a way of paying them back?

Curious to know if anyone has experience with doing BRRRR's in Virginia. Either in Richmond or Virginia Beach.


How has your experience been so far? Is the Rent to Price ratio good for a new investor whose primary goal is to increase cash flow?

Hi All!

I'm brand new to REI but have spent the last 3-4 months doing nothing but research, reading BP books and watching endless videos on youtube. The reason for me being here is to really connect with other Canadian investors and listen to what they have so far experienced since they started. Even if you are new yourself I would still love to connect and see how we can potentially help each other.

Like the title says I live in Vancouver BC and I work a 9-5 job (which I don't really mind). But really feel like my passion definitely lies in Real Estate. Specifically multi-family Real Estate.

So if there is anyone that would be into having a conversation, or you're just bored and want to talk about anything regarding REI then shoot me a message. Or reply here - not fully accustomed to this platform yet.
