Depending on the top of housing you're buying (you didn't mention whether this is residential multi or commercial), you need to review the demand in the local area for this type of housing. The value depends on whether this is residential or commercial property. Keep in mind the type of rental your property may offer may differ significantly from the new project nearby. So this has to be taken into consideration when determining value as well.

In general it takes awhile to establish and build the relationships with investors. Also the timing now is not the best for a first syndication.

That being said, have you considered:  

a) structuring it as a JV

b) bringing a single large investor

c) partnering up with another group that can help you on the equity side

d) wholesaling the deal

You're asking the right questions. However, ideally the answers to legal structure questions should be coming from an attorney. See if your accountant can recommend someone, ideally an attorney they know and work with to ensure the smooth communications between the two. But I'd ask an attorney all these questions about the legal structures.

I haven't heard anyone syndicate a deal under $500k. Curios to hear what were your closing costs? What did you offer your investors?

To add to @Todd Dexheimer point about building the relationships, the best way to your expected returns is to build the relationships with the owners directly. It is a lot harder and may take a lot longer than going through brokers, but you will have better results. But again, patience is a virtue here!

Any type of investment can be good if you know what you're doing. If you're new to real estate, I suggest you in invest the time (not the money yet) to learn about various real estate investing techniques, pick the one that suits you best and then dive deeper to fully understand how it works before you start investing.

Why do you want to build a brand? Are you looking to eventually bring investors into your deals? 

Aside from the question above, the brand is established and grows organically via a thought leadership platform which you use to share the knowledge you have accumulated with others, and help others grow. This can be done via podcasting, blogging, videos, on any social media. Pick a platform and social media mean that works best for you and where you think you future investors typically spend the most time, and start building it by adding value to others.

All good responses and advice. My two cents: if you know what your strengths and weaknesses are, then as a good businessman consider concentrating on your strengths and build a team around your weaknesses. So if you believe that finding and working with investors is not your strengths or maybe you simply haven't had the bandwidth to spend the time on it, then either find a partner with such strength or hire people to work on it at your company.
