I am looking for a concrete contractor for 650 sqft new build ADU in Lakewood, Ca. Plans just got approved from the city. Anyone have any referrals for Long Beach/Lakewood area of SoCal?

Anyone have recommendations for painter, floors, and designer for Kissimmee, Fl? I have a two story STR in Windsor Hills that need a complete interior rehab. Any referral would be greatly appreciated. Thank you!

Anyone know what is the maximum percent we can increase rents in Long Beach, Ca this year?

@David Gwilt originally I was thinking of doing just a garage conversion but now that I know two adu's are possible, I'm looking to find the best way to add two more units that'll meet the city's requirements and is within reasonable costs. Anyone have any suggestions? So far, from what one architect/contractor told me, it may require building one unit at a time with separate permits. It sounds like a ADU/JADU you mentioned. With garage conversion then building a JADU on top. However I'm thinking it would be more in cost and time. Vs if we can build two units at the same time in a more traditional build.

Hi, I somewhat new to real estate. I have a duplex in Lakewood (unincorporated LA county) zoned MFR on a 7300 sqft lot. I verified with the city and was told that we can add up to two adu's on the property. Would it be more cost effective to convert a detached garage and build a new adu? What is the difference in building two ADUs vs building two more units and converting the duplex to a fourplex? I'm thinking maybe different construction requirements? Or are they essentially the same thing? I'm under the impression adu's don't appraise as much as if it was converted to a fourplex.
