Hi @Sai Santosh we recently worked with an investor that was targeting Jacksonville, AL for the reasons mentioned. The target being small multi-family around I-20. Not too many opportunities but when they pop up there is a potential for cash flow.

Closer to the west coast a state we still are actively investing in is Colorado. The low property taxes and net migration patterns make it a good long term market.

Very thoughtful post and best of luck on your journey. I think you are approaching this in the right way! Personally a big fan of building wealth through small multi-family. 

My suggestions would be to find a local meetup in your area, keep tuning into biggerpockets podcasts, think about your existing network, consider house hacking.

@Kiersten Hegna Ah, Minneapolis is an interesting market. As mentioned above, condos tend to appreciate slower than SFH and decline in value quicker than SFH. Depending on your budget I would guess that you will have a better chance of cashflowing on a SFH. Have you considered house hacking?

Give Obie insurance a try. No idea if it'll work but in tough times I've used Obie for landlord insurance.

Always curious about these transactions. Is a loan servicing provider like Bifils.com used or just a title company over the span of the loan?
