@Wayne Brooks I do rentals mostly, but I do know the information you shared. The listing agent is OK with me to asking for a concession at the same rate as the commission and they take a lower commission as if I was representing client, it is just for the owner to accept the offer.

I really just want to know how to present the offer with the concession as I am representing myself.

@Phillip Dwyer I have already disclosed that. I have no issue paying my broker as it is a small fee. It is just why would I pay taxes on a commission when I can get a concession?

I know these are basic questions but I am looking for some guidance on how to make an offer as a real estate sales person including a seller's commission for a property I want to purchase for myself.

Do I use the same form my broker has minus their information to make the offer?  Also, I want to take my would be commission as a "buyer agent" as a seller's concession, how would that be written in my offer?
