I am just getting started into the real estate investing world and am looking for a good CPA in the San Diego area. My parents recommended a CPA for us but he doesn’t specialize in real estate and after reading Amanda Han and Matthew MacFarland’s tax book, I am really hoping to find a specialized CPA. If anyone has any recommendations, that would be great!

As a new real estate investor, I am looking to deduct my learning expenses as I get started and eventually the rest of my real estate expenses. I don't have any LLC or any sort of entity or business and with the new standard deduction codes, will I even be able to deduct anything? Or will I have to have some sort of legal business in order to itemize my deductions?
