I'm interested in applying for NACA. I read you have to live in the home, but was unsure if we would qualify.
We travel for work and though it would be our “true” home, we wouldn’t be there often. At least for now. Is this a problem?
Thanks!

If a licensed mold remover is telling you not to be it, that is who I would listen to.

Also the county fines, are you 100% sure those go away?

Hi Chris, thanks for the swift response!

Yes, he did say he would not buy. I was just hoping that with so much cushion even with the WORST case scenario 30k wouldn't be terrible.

I went online and it said once the issue is resolved, they will have to inspect and a $300 fee would be necessary to remove each infraction AFTER it's been resolved. This was just cursory to see if it was worth going further. I can call the city.

However, this could all be me really wanting it to work, that's why I've thrown it to the pros, like yourself.

Thanks for your feedback :)

Hi,

I am looking at a multi-unit building that has mold in numerous places throughout--on every floor. The home is a short sale and you can not enter because of mold. The home is being sold for 320k, but is worth 900k. There are also fines on property with in the hundreds of thousands, but a quick search said remedying the issues and paying a  manageable fine can resolve that matter. A call to an acquantince that is a licensed mold remover said DO NOT buy the property. However, I saw a full removal could be as much (or as little) as 30k. I planned to rehab the property anyway, as it has alot of damage and water damage too.

Even if I put 420k into the home total, I'd still be doing well.

It's been on the market for a few months, so seasoned investors may see the nuances I'm missing.

Do you?

What would you do?

THANKS SO MUCH in advance!
