Does anyone have any experience similar to this: I signed an agreement with a real estate salesperson to manage my property.  He had a managing broker for his sales transactions and he tries to keep his property management business separate.  He used an unlicensed onsite manager at my property.  Several months ago, the onsite manager entered a long term lease (several years) without the knowledge of the real estate salesperson or me.  The onsite manager was recently let go and I just found out the unauthorized lease.  Also, the tenant has prepaid rent for the entire lease term at a ridiculously low rate ($10k-15k) and the onsite manager has taken off with all the money.  There is no lease agreement but simply a handwritten receipt by the manager acknowledging the amounts and the dates that the tenant supposedly have paid for with the manager's signature.  What is my recourse?  What is the tenant's recourse?  

I have a small motel out of state with primarily extended stay guests and I am trying to get an onsite property manager/operator. The easiest way is to pay this person a management fee per month so I don't have to keep track of the hours because I can't.  With states that are getting more stringent with the independent contractor status, how can I do that?

I moved to Virginia this month.   I lived in CA in 2018 and I need a CPA to file the 2018 return for me.  Linda Weygant wasn't in CA but she was going to be my CPA starting this year and going forward until she became unreachable.   How do I look up all the CPAs on Bigger Pockets? 

I really need a CPA with real estate investment experience, preferably motels. I have all the numbers ready.  I connected with Linda Weygant but she disappeared for the last 2 months.  My properties are in Wisconsin and Michigan but I lived in CA in 2018.

My husband and I set up two Wisconsin LLCs to purchase two motels in Wisconsin in June 2018. Through one of these Wisconsin LLCs, we purchased a small apartment building in Michigan in July 2018 that we are still renovating so no income in 2018. These two LLCs are single member LLCs owned by our Wyoming LLC which my husband and I each own 50%. We live in CA. Our attorney told us that our Wisconsin LLCs don't need to report on the federal level. My husband and I closed a self proprietorship business in CA in June 2018. Spoke to 1-800-accountant and got a quote of $2700 for all necessary personal and business filings. Also got another quote from a local WI CPA. I saw bad Yelp reviews for 1-800-accountant. Any CPA here who can help? Or anyone knows any CPA who can help?

Denise Hoitt, now that you've had your property for 8 months or so, what do you think of the Berlin real estate market?  I'm in escrow to purchase a multifamily building and I'm having second thought after reading the other threads here.
