btw i would like to get everyone's 2 cents:

I bought my two family in Aug of this year for $390k, with 20% down using 20 year mortgage. after tax, insurance, (and maintenance like lawn mowing) i am probably getting $200 per month cash flow, or breaking even.

although there's almost no cash flow, the tenants are paying for the mortgage principle. and also if i sell now, i know i can get $425k, but given all the transaction fee/maybe agent cost, most likely i'll end up with zero capital gain.

almost no cash flow, but paying down principle, is it a bad deal? or should i sell now fsbo to skip agent costs and take the gain? 

would love to hear everyone's thoughts!

Most deals are off market and possibly the owner hadn’ even thought about selling.

Hi Skylar, how do you find multi-unit deals net to good return? is there a web site (perhaps via biggerpockets here online?) or network group where i can find them? and what is a good / realistic return in your mind (5%, 10%+) ? It seems to me that all the properties posted online through zillow.com or realtor.com that are multi-family gets bought quickly or the price does not justify the rent!
