Hi @Joy Mcleod thanks for the info.

I finally contacted the Dept of Housing on Facebook and they gave me this alternative number: 443-984-5757

After leaving a message with someone at that number  - the inspector called me back within a day !

Wow thanks for sharing. Good job on finding an alternative number, I'll call them tomorrow.

Hi Alice, just wanted to provide an update on my case. I called the number (443-984-5757) yesterday and they returned my call almost immediately. They cleared me for the payment yesterday and approved my payment. This afternoon I got the rental license for the property which has been transferred from the previous owner's name to my name. The electronic copy of the rental license was sent to me via email and they said they'll be mailing the hardcopy as well to my address.

Hopefully, yours gets cleared soon.

Hi, everyone, I thought I’d add on this thread since my question is in regards to Baltimore city. I need to get a code violation cleared and cannot even get a hold of the inspector or the city to do so. Endless calls with no answer. Does anyone have any advice? I need to get these cleared ASAP. Thanks in advance

Good tips, Shadonna. Thank you.

Thanks for the details, Tim.

Based on all the comps having forced/central air and getting a good deal offered on the HVAC ($9k including duct work), we’re going to plan to get it and try to cut elsewhere.

Thanks everyone.

Thanks Ozzy, yes that’s what I did. It looks like they mostly all have forced air at this price point (above 180k). So we’ll probably need to spring for it. Thanks.

I am closing on a flip and my rehab estimate is more than expected. To compensate I am thinking of installing a new gas furnace (instead of all new duct work and forced air & central air as initially planned. I’ll need to have an alternative for the AC as well.)

Some people are ok with radiators. Others may not be. I am wondering what will sell in the Baltimore city market. The property is in 21239. Thanks in advance.
