I am in need of a real estate attorney in Colorado. I have a friend who runs a senior dog rescue and recently got screwed over by an investor who rehabbed her home. She has a few questions and just needs someone to look over some documents. If anyone can help or has an attorney who may be willing to look over some documents pro-bono, please let me know. She could lose the house to foreclosure in February. Thanks everyone.

@Yvette M., I have never heard of anyone renewing an ESA letter. What you should be asking is not "when a letter should be renewed" but whether or not an up-to-date letter is required. Using the term renewed is confusing. I've lived in LA for 10 years now. I've moved 3-4 times and I just have my psychiatrist re-date the same letter I've always used when I move to a new place. Just ask them to get an up-to-date letter from their doctor.

Paying for Cody Sperber's stuff is like paying for college: Necessary if you need hand-holding, can't learn on your own and can't network. Otherwise, it's a waste of money. 

Now, I won't say you won't learn anything. I'm sure you will. But everything he teaches can be found here on BiggerPockets or just by Googling in general. Save your money.

I currently live in Los Angeles but have found someone who is offering to fund fix/flip deals I find in Florida (where he resides). I have a few places lined up around the Tampa Bay, Ft. Lauderdale and New Smyrna Beach area. Does anyone have any recommendations for contractors in those areas? I’ll be heading out that way to stay with a family member and monitor the process on and off. For those without suggestions, where did you find contractors you could trust? I have a pretty good judge of character but I’ve heard of some awful horror stories recently.
