Hey BP, can someone help me, I am looking for a few good c+ areas for buy and hold deals, as well as a few good PM company's that I can interview, can someone help me with some zip codes? looking for SF properties, with 700+ rents. thanks in advance.

Hey BP, looking for my first investment property, I will be ready to make a move very soon I am from Brooklyn NY,  I have witnessed what has taken place Downtown BK as well as Bedstuy, with gentrification, it has sent prices through the roof  However, I have been doing some research in Philly  it looks as if the same thing is happening In Fishtown as well as Brewery town I have seen prices in the mid 200's and up, as appose to Brooklyn where you can not even look at a property without a million dollar  price tag attached to it, of course the numbers have to make sense in order for me to make any type of investment that goes without saying, I am not very familiar with both Fishtown or Brewery town  I  am really intrigued on what's happening in these particular parts of Philly for a buy and hold investment, can someone enlighten me a little bit more on these neighborhoods it will be greatly appreciated.

Hey BP, I have been looking into these particular areas in Philly is anyone familiar with Brewery Town or Point Breeze? if so is it worth investing for buy and hold  multi family? this will be my first investment property, the prices are ranging from the low 100's to the high 300 this is a hot area  I am looking for long term cash flow as well as appreciation over time. or should I start with smaller?

Is Canarsie Brooklyn Considered a C or D class neighborhood I believe it's a c class Neighborhood.
