Dealing with lower tier flags is Russian Roulette. Stay away if possible.

Thanks Taylor. Usually, the initial appraisal comes in right at purchase price since they request the PSA or closing statement. I suppose a LOI from a buyer for increased price would help.

Purchased 2.5 acres commercial zoned off frontage road, DOT has also given a cut to access from frontage road. Great interstate visibility and on a busy exit. Purchase price was around $11 sq. ft. after piecing 3 parcels together (each parcel belonged to different heirs). The appraisal came in at purchase price. Going rate for neighboring property is in the $15-$20 range. I am confident that my tract could be sold for that if I were to list.

My question is how do I show the bank the land is worth the higher price when I go to develop it?

Need some help. I primarily have experience in the hotel industry. Looking at a multifamily project and trying to see if the land cost is justified. Looking at $2.5 mil for 2 acres with an existing structure that will need to be demolished. Wanted to develop an elevated structure, 4-5 stories, 120 units. Average rents $1300 a month. Can anybody share a template etc to determine my NOI or where I need to be make the project pencil out. Also, what lending term are people seeing on a project similar to this. Thanks.

New member here, need some guidance on how to structure deal. I primarily develop franchised hotels construction start to finish and operate. Portfolio of 8 properties built with my own funds with proven track record. Want to get some feelers on using outside accredited investors on a per deal basis. 

For discussion sake lets say the project is a upper tier flag in a solid secondary market. $10 million turn key project, looking at 20% down ($2 million). Let's say on a 5 year proforma average it nets $600k after debt service. Me wearing hat as developer and construction would like 20% sweat equity in project or more. Incentive to investor would be me passing my construction savings on to the investor..hence lower debt service etc correlating to higher bottom line. 

Any referral to a firm that specializes in assisting in formations of deals like this whether it would involve a PPM, subscription agreement etc, please PM. I think at this stage would need more assistance in getting a term sheet. Or just some examples of how a deal like this would be presented to investors, I would say it is very similar to a multi-family or commercial retail deal. Thanks.
