Personally, I think the best way to get into the game is by house-hacking. Especially if you are looking to buy multifamily. You can do this with an FHA loan (3.5% down, 30-year mortgage). The idea is that you will live in one of the units while renting out the others, and hopefully the other tenant's rent helps to lower your cost of living, or eliminate it completely. If you decide to house-hack, this also helps you to learn the ins and outs of property management which can be very important to know. I purchased my first house-hack duplex a few months back and I have learned so much from doing it all myself. Mistakes were made, but mistakes allow for learning and improving your processes! Hey there, my name is Alfredo I'm a newbie in RE investing im really eager to learn and dive deep into RE investing and apply what I learn to start building wealth for me and my family. I'm currently a QA/QC in the refinery world but would love to be an investor instead as that would allow me to have my time freedom back. Anyone out there willing to connect and mentor or share some info or experience is greatly appreciated! I'm really interested in multi-family and apartments as I've read and researched that is were real passive cash flow is at, would love to learn about DSCR aswell and see if that's a potential way to start acquiring these types of properties as I know the money upfront for these type of properties is hefty.
